Why Galt?

Galt is one of the most underrated neighbourhoods in all of Waterloo Region. If you have not spent much time there, it is worth a visit before you dismiss it.

The historical downtown dates back to 1816 and features incredible stone architecture, cobblestone streets, and the kind of walkable main street that developers spend millions trying to recreate elsewhere. The Grand River runs through the area and connects to extensive trail systems. The old mill has been converted into the Cambridge Mill restaurant, one of the best dining spots in the region.

The terrace suite layout gives you private outdoor space which is harder to find in stacked townhome designs.

The Kennedy is the rear upper unit in the stacked configuration. The Hunter is the largest of the stacked townhome options and occupies the front upper position. Rear Lane Garage Townhomes

The Taylor 2 bedrooms, 2.5 bathrooms, front suite rear lane garage townhome 1,390 sq ft

The Taylor is the front-facing rear lane garage townhome option. Three levels including a main level with a private garage and foyer/den, a second level with open concept living and dining, kitchen, powder room, and covered balcony, and a third level with both bedrooms and bathrooms. At 1,390 square feet it is a well-proportioned home with the privacy of a rear lane garage and the street presence of a traditional townhome.

The Weston 2 bedrooms, 2.5 bathrooms, rear suite End units: 1,445 sq ft, starting from $699,900

The Weston is the rear lane garage townhome in the collection and it is the most traditionally laid out of all the models. A full attached garage accessed from the rear lane, a foyer and den on the main level, open concept kitchen and living room with a powder room and covered balcony on the second level, and both bedrooms with ensuites on the third level. At 1,445 square feet this feels like a proper house in a townhome format. The Taylor model was also referenced in builder materials as a front suite rear lane garage option so check with the sales team for full availability.

Deposit Structure

The deposit structure at Modal at Main is straightforward and reasonable for a pre-construction purchase in Ontario:

$10,000 with the Agreement of Purchase and Sale Balance to 5% of the purchase price at 30 days 2.5% at 120 days 2.5% at 210 days

On a $534,900 purchase that works out to approximately $10,000 at signing and then staged payments totalling around $26,745 in deposits over 210 days. A manageable structure compared to many pre-construction projects that require significantly higher upfront commitments.


Taxes and Maintenance Fees

Property taxes are estimated at approximately 1% of the purchase price annually. On a $534,900 home that is roughly $5,349 per year or about $446 per month.

The maintenance fee is $0.21 per square foot per month. On an 897 square foot Claire interior unit that works out to approximately $188 per month. On the 1,445 square foot Weston it is approximately $303 per month. These fees cover common area maintenance and shared building expenses.

When budgeting for a stacked townhome purchase always factor in the maintenance fee alongside your mortgage payment. It is a real carrying cost.


Who Is Modal at Main Right For?

This development makes the most sense for a few specific buyer profiles.

First time buyers looking for a new build in Cambridge without breaking the bank. The Claire and Madison starting at $534,900 are among the more accessible new build price points you will find in Waterloo Region right now for a brand new quality home.

Downsizers who want the walkability of Galt without the maintenance of a detached home. The rear lane garage Weston model in particular offers the space and garage of a traditional home without the yard work.

Investors looking at new build product in a neighbourhood that is clearly on an upward trajectory. Galt has all the ingredients of a neighbourhood that appreciates as the revitalization continues.

Professionals who want to live in an urban walkable community close to Cambridge's growing employment and cultural scene.


The HST Rebate and What It Could Mean for Modal at Main Buyers

This is one of the most significant pieces of news for new home buyers in Ontario right now and it is directly relevant to anyone considering Modal at Main.

On March 25, 2026, the Ontario government announced a temporary expansion of the HST rebate on new homes. If the legislation passes in its current form, buyers who sign a purchase agreement between April 1, 2026 and March 31, 2027 on a new home priced under $1 million could receive a full rebate of the 13% HST, up to a maximum of $130,000.

For the stacked townhome models at Modal at Main, which are priced between $534,900 and $579,900, that could represent a rebate in the range of approximately $69,500 to $75,400 depending on the final purchase price.

Here is how the calculation works in practice. The original $24,000 Ontario HST rebate cap is first added back to the purchase price to establish the base, and then the full 13% HST is calculated on that amount and rebated. The net effect for buyers of homes under $1 million is a significant reduction in the total cost of the purchase. Talk to your real estate lawyer about the exact numbers for your specific situation since the calculation can vary based on how the purchase price is structured in the agreement.

That is not a small number. On a $534,900 home a rebate of that size meaningfully changes the total cost of ownership.

What the rebate covers: For homes priced at or below $1,000,000, the full 13% HST is proposed to be rebated. For homes between $1,000,000 and $1,500,000 a flat $130,000 rebate applies. The rebate is available to all eligible buyers, not just first time purchasers.

The important caveat: As of the time of writing this legislation has not yet received Royal Assent. The rebate was announced by the Ontario government and the federal government has indicated its support, but the required amendments to the federal Excise Tax Act have not yet been fully passed into law. That means the rebate is proposed but not yet guaranteed.

Builders and buyers have been entering into agreements of purchase and sale under this uncertainty. Legal experts advise monitoring ongoing guidance from both federal and provincial governments closely as the legislation moves forward.

What this means practically: If you are seriously considering Modal at Main, the timing of when you sign your agreement could matter significantly depending on how the legislation unfolds. This is exactly the kind of situation where having a real estate lawyer review your agreement before you sign is not optional. It is essential.

Do not make purchasing decisions based solely on the assumption that the full HST rebate will apply. Confirm the current status of the legislation with your lawyer at the time you are ready to sign.

That said, if the legislation does pass as announced, Modal at Main buyers at the stacked townhome price points would be looking at some of the most significant HST savings available on any new home purchase in Ontario's history.


A few things worth understanding before you sign an agreement on any pre-construction purchase in Ontario.

You have a 10-day cooling off period after signing a pre-construction Agreement of Purchase and Sale in Ontario. During that period you can cancel without penalty. Use that time to have a real estate lawyer review the agreement before it becomes binding.

Closing costs on a new build are different from a resale purchase. Development charges, HST (which may be partially rebated if it is your primary residence), utility connection fees, and other charges can add up. Get a full picture of your total costs before you commit.

Occupancy dates are estimates, not guarantees. The January to September 2026 window is the current projection. Pre-construction timelines can shift. Plan your housing situation accordingly.

Maintenance fees can change after registration. The $0.21 per square foot figure is an estimate. Budget conservatively.

If you want to use a buyer's agent for a pre-construction purchase in Ontario, that agent is typically compensated by the builder. It costs you nothing to have a REALTOR review the agreement and represent your interests. Given that you are signing a significant legal document that will govern a purchase of $534,900 or more, having someone in your corner is worth it.
