Realtor® vs. Real Estate Agent: What's the Difference?

People search both terms, so let's clear it up before we go further.

A real estate agent is anyone licensed to help buy, sell, or lease property on someone else's behalf. In Ontario, that license comes from RECO, the Real Estate Council of Ontario.

A Realtor® is a real estate agent who's also a member of the Canadian Real Estate Association (CREA) and their local real estate board, which means they've agreed to follow a strict code of ethics on top of their provincial licensing.

In plain terms: every Realtor® is a real estate agent, but not every real estate agent is a Realtor®. I'm both, licensed and a member in good standing, so whichever term you searched to find this page, you're in the right spot.


Who I Work Best With

First-Time Buyers. You want someone who will patiently break down the math, tell you what things actually cost, and help you navigate your first big market entry without the overwhelm.

Sellers & Empty Nesters. You want a data-driven pricing approach and a clear roadmap for your equity, whether that means figuring out buying vs. selling first or managing a major family home transition.

Investors. You care about the metrics, local neighbourhood data, and finding properties that actually make financial sense.


How I Actually Operate

Brutal honesty over a quick commission. If a house has issues, a price doesn't make sense, or the timing is wrong for you to move, I'll tell you straight up. My job is to protect your interests, not just push a deal across the finish line.

Direct and responsive communication. You won't get handed off to an assistant or left wondering what's going on. I answer my texts and keep you looped in every step of the way.

Strategy first. Real estate isn't just about throwing a sign on a lawn or opening doors. It's about building a smart timeline that fits your life and your financial goals.


This Goes Both Ways

Here's something most agents won't say out loud: our first conversation isn't just you interviewing me. I'm getting a feel for you too.

That's not a formality. If the vibe isn't there, if we don't communicate well or want different things from the process, I'll tell you honestly, and I'd rather do that on call one than three months into a transaction. Real estate is stressful enough without working with someone who isn't the right fit for how you operate. I'd rather point you toward an agent who is a better match than force something that isn't working for either of us.

But if we do decide to work together, fair warning: you're stuck with me for life. I'm not a one-transaction agent. I'll be the person you call for the next move, the referral for your kid's first place, and the guy who still answers your texts five years after closing.

And that means there's never a rush on my end. If you're thinking about buying or selling down the road instead of right now, that's fine, I need to sell a house next year just as much as I need to sell one this year. I'm not going to push you into a decision to hit a quarter or close out a slow month. I work with your timeline, not the other way around.

Also worth knowing before we meet: I've been known to be a little funny during showings. I've banged my head on a few low doorways and even fallen once or twice. If you're the type who wants to have a laugh along the way, I'm about as easygoing as they come.
