Bordered by Hespeler Road, Blackbridge Road, the Speed River and the Chilligo Conservation Area, Silver Heights sits in one of the more naturally beautiful pockets of Cambridge. It is an established neighbourhood with a genuine community feel and a location that makes daily life genuinely convenient.

Silver Heights has been developing since the 1960s and 1980s but roughly 45% of its homes were built after 2000. That mix of older established properties and newer construction gives buyers a range of options depending on whether they want the character of an older home or the efficiency of newer construction.

The housing stock is dominated by single detached homes with a strong proportion of three bedroom properties. About 85% of residents in Silver Heights are homeowners rather than renters which gives the neighbourhood a stable, invested feel. These are streets where people put down roots.

The Silverheights Neighbourhood Association is an active presence in the community, organizing programs, advocating for residents and helping create the kind of connected neighbourhood feel that many newer subdivisions struggle to replicate. That kind of organized community investment matters more than most buyers realize when they are choosing where to live.

This is where Silver Heights genuinely stands out from other Cambridge neighbourhoods at a similar price point.

The Chilligo Conservation Area borders the neighbourhood and provides direct access to protected green space. On the public side Silver Heights Public School serves JK through Grade 8 with Jacob Hespeler Secondary School serving the secondary years. On the Catholic side St. Gabriel Catholic Elementary handles JK through Grade 8 with St. Benedict's Catholic Secondary completing the K-12 picture.

Public transit exists in the neighbourhood with a few bus routes serving the area but it is not the neighbourhood's strength. If you rely on transit for daily commuting this is worth factoring into your decision.

For everyday shopping and dining the strip along Hespeler Road provides convenient access to big box stores, restaurants and services. Crossing over into downtown Hespeler opens up a more local and community-oriented shopping and dining experience. Four Fathers Brewing is a neighbourhood favourite and the broader Hespeler area has been growing its food and retail scene steadily.

New Development in and Around Silver Heights

Silver Heights is not a static neighbourhood. New development continues to bring fresh inventory to the area and the surrounding streets.

The Mattamy Mill Pond subdivision has added newer detached homes to the neighbourhood. Aspen Heights at 12 Poplar Drive offers condo townhomes for buyers looking for lower maintenance living. The Fisher Mills area on the edge of the neighbourhood has seen condominium and townhome development as well. The COHO Hespeler Townhomes project is among the coming soon developments nearby.

That pipeline of new development means buyers have options beyond the resale market if they prefer new construction. It also signals continued investment in the area which tends to support property values over time.

Silver Heights is car dependent. If walkability is a priority for your everyday life you will find it limited here. Most errands require a car and while transit exists it is not frequent enough to be a primary option for most residents.

Parts of the neighbourhood have older housing stock which means buyers need to factor in potential maintenance and update costs depending on what they are purchasing. A pre-purchase inspection is particularly important when looking at the older sections of Silver Heights.

The Hespeler Road corridor that borders the neighbourhood carries significant traffic. Depending on which street you are on that can be more or less relevant to daily life but it is worth being aware of when evaluating specific properties.


Silver Heights and Hespeler: Better Together

One of the advantages of living in Silver Heights is its proximity to the Hespeler community. Hespeler has its own distinctive character, its own trail system along the Speed River and a downtown that continues to attract new investment and residents.
