If you are a first time buyer looking to purchase in the City of Brantford, the B-HOME program could be a game changer. This City of Brantford initiative offers a forgivable loan of up to $17,500 to help eligible first time buyers cover their down payment.
The loan is forgiven over time as long as you continue to live in the home as your primary residence, meaning you could receive thousands of dollars in assistance that you never have to pay back.
Income limits and eligibility requirements apply, but if you qualify this program could be the difference between renting and owning your first home in Brantford.

Waterloo Region Affordable Home Ownership Program
If you are a first time buyer looking to purchase in the Waterloo Region, including Cambridge, Kitchener or Waterloo, this program offers an interest free loan of up to 5% of the purchase price to help with your down payment.
The loan is repayable when you sell, transfer or refinance your home, but since it is completely interest free it costs you nothing extra to carry. Income and purchase price limits apply but for eligible buyers this program can make the difference between renting and owning.

Closing Costs 101: What to Budget Beyond the Purchase Price
One of the biggest surprises for first time buyers is the extra costs that come at closing. Here's what to expect:
Land Transfer Tax Ontario charges a land transfer tax on every purchase. First time buyers get a rebate of up to $4,000 which can significantly reduce this cost.
Legal Fees You will need a real estate lawyer to close the deal. Budget roughly $1,500 to $2,500.
Home Inspection Always get one. Typically $400 to $600 and worth every penny.
Title Insurance Usually $200 to $400. Your lawyer arranges this.
CMHC Mortgage Insurance If your down payment is under 20% this is added to your mortgage automatically. Based on your purchase price and down payment percentage.
Adjustment Costs If the seller has prepaid property taxes or utilities you may owe them a small adjustment at closing.

Do I need a lawyer? Yes, a real estate lawyer is required in Ontario to close the deal. Budget $1,500 to $2,500 for legal fees.
What is a status certificate? If you are buying a condo or townhouse with a condo corporation your lawyer will review the status certificate. It shows the financial health of the building and any rules you need to know about.
