The honest answer is that it depends on your situation more than it depends on the market. But there is real data worth looking at and some important context that most sellers in Waterloo Region do not have when they start asking that question.

The sellers who do well in the current Waterloo Region market share a few things in common. They price accurately from the start. They present their home well with professional photography, a clean and decluttered interior, and ideally a video and floor plan that lets buyers preview the property before showing up in person. Sellers who wait until August to start thinking about a fall listing are already behind. The ones who use the summer well show up to the fall market ready and confident.
