Why August Might Be The Best Month to Buy a Home

By Simon Royer, REALTOR® at RE/MAX Icon Realty

August is one of the most underrated months to buy a home in Brantford, Cambridge, or Kitchener-Waterloo. Everyone talks about spring like it's the busiest, most competitive season to buy, and it usually is. But August tends to fly under the radar, less competition, more motivated sellers, and homes that missed the spring rush and are still sitting on the market. If you're house hunting in 2026, it's worth a second look.

Less Competition

By August, a lot of the spring buyers have either already closed a deal or taken a break. School's about to start, families are focused on getting kids ready, and a chunk of the buyer pool that was actively touring homes in April and May has simply moved on, whether they bought, gave up for the season, or decided to wait until next year. Fewer people actively looking means less competition for the homes that are still on the market.

Sellers Still Listed Tend to Be Motivated

By August, a good number of the homes on the market are ones that missed the spring rush entirely, listed in April or May, sat through showing after showing, and never got the offer they were hoping for. That's actually good news for you as a buyer. It means more inventory to choose from than you'd expect this late in the season, and sellers who've had time to reset their expectations. They've likely had showings that didn't turn into offers, and by August, most are more open to negotiating on price, closing date, or conditions than they were in the peak of the spring rush. That doesn't mean every seller is desperate, but the ones still listed this late in the season are generally more realistic about what it takes to get a deal done.

Better Timing for Move-In

Closing in August or September means you're settled in well before winter. No moving a truck through snow, no scrambling to get utilities set up before the cold hits. It also lines up naturally with back-to-school timing if you have kids changing schools with a move.

Easier Access to Service Providers

Mortgage brokers, home inspectors, and movers are typically less booked up in August than during the May-June rush. That can mean faster turnaround on your financing, a quicker inspection appointment, and more flexibility on your moving date instead of settling for whatever's left.

Frequently Asked Questions

Is August really a good time to buy a home in Ontario? It can be. Buyer competition tends to ease up after the spring rush, and sellers who are still on the market by August are often more open to negotiating.

Will I get a better deal buying in August than in spring? Not guaranteed, but the conditions tend to favour buyers more: less competition, more room to negotiate, and sellers who are motivated to close before fall.

Is it harder to find a mortgage broker or home inspector in August? Generally, no. Both tend to be less busy than during the spring peak, which can mean faster appointments and quicker closings.

Should I wait until fall instead? Not necessarily. Waiting means facing a new wave of buyers once the market picks back up after Labour Day. If you find something that fits now, there's often more room to negotiate than there will be in a few weeks.

What's the best month to buy a house in Brantford, Cambridge, or Kitchener-Waterloo? There's no single "best" month, but August is consistently underrated. Spring gets the most buyer traffic, while August tends to have less competition and more sellers willing to negotiate.

Do home prices drop in August? Not always, but buyers often have more negotiating leverage in August since there's less competition and sellers who've been on the market since spring are more open to reasonable offers.

Simon's Final Word

Spring gets all the attention, but some of the best deals I've seen happen in the quieter months. If you're thinking about buying, don't wait for the market to feel "hot" again, reach out and let's see what's actually out there right now.
