Here is something most agents will not tell you. A real estate license in Ontario means you can technically work anywhere in the province. Toronto, Thunder Bay, Sudbury, wherever. Show up, write an offer, collect a commission.
I could do that. I choose not to.
Not because I am turning away business for fun. Because I know what happens when an agent works in a market they do not actually know. I have seen it from the other side and it does not go well for the client.
Here is my honest take on where I work, where I do not and why it matters for you.
Where I Work and Why I Know It Well
Brantford, Cambridge and Kitchener-Waterloo are my markets. I have lived in both Cambridge and Brantford. I know the north end of Brantford differently than I know West Brant. I know why Hespeler feels different from Galt and why that matters to a buyer choosing between them. I know which streets in Kitchener are transitioning and which ones have been solid for decades.
That knowledge does not come from a database. It comes from driving these streets, holding open houses in these neighbourhoods, watching sales come and go and talking to the people who live here every single week.
When I tell you what a home is worth in Brantford I am not guessing. When I tell you which Cambridge neighbourhood fits your lifestyle I am speaking from real experience. That is what you are hiring when you hire a local agent.
I Will Work Outside My Core Markets Sometimes
I am not rigidly tied to three cities. If a client needs to look in Guelph, Simcoe or Paris I will go there. I know enough about the surrounding region to be useful and I will be upfront with you about where my knowledge starts to get thinner.
The difference is I will tell you. If we are looking at a market where I need to lean more heavily on the data and less on local intuition I will say so. You deserve to know that. Most agents will not admit it.
Do not ask me to sell your home in Toronto though. I would have no idea what I was doing and neither of us would benefit from that. 😄
What Happens When an Agent Works Outside Their Market
I have seen this play out more than once. An agent takes a listing or a buyer in a city they do not know. They price it wrong because they are relying on broad averages instead of street level knowledge. The home sits. The buyer overpays because they did not know the neighbourhood well enough to push back. Everyone loses except the agent who collected a referral fee and moved on.
Deep local knowledge protects you as a buyer and as a seller. It means someone is in your corner who can spot an overpriced listing before you fall in love with it. Who knows which streets have higher insurance costs. Who understands why two houses that look identical on paper sell for very different prices.
That is not something you can fake with a quick Google search before a showing.

Why Local Knowledge Matters More in 2026
The market has gotten more nuanced, not less. In a balanced market where buyers have options and sellers need to price correctly, the margin for error is smaller than it was in 2021 when everything sold regardless.
Getting the price right in Brantford right now means knowing what sold on the same street in the last 90 days, not what sold across the city. Getting a buyer into the right home in Cambridge means knowing which neighbourhoods are appreciating and which ones are stagnant, not just which ones have the nicest photos online.
That level of insight only comes from being genuinely embedded in a market. Not from being everywhere at once.
What This Means If You Are Looking Outside My Markets
If you are buying or selling somewhere I do not feel comfortable I will tell you honestly. And then I will refer you to an agent in that market who I trust to take care of you the way I would.
I would rather lose a deal and keep your trust than take your money and do a mediocre job. That is not a business model most agents advertise but it is the one I actually operate on.

Can a realtor in Ontario work anywhere in the province? Yes, a licensed realtor in Ontario can technically work anywhere in the province. Whether they should is a different question. An agent without genuine local knowledge of a specific market is at a significant disadvantage when it comes to pricing, negotiating and advising clients properly.
Why should I hire a local realtor instead of a larger team that covers all of Ontario? Local agents bring street level knowledge that broad coverage agents simply cannot replicate. They know which neighbourhoods are transitioning, which streets command premiums and which listings are overpriced before you walk in the door. That knowledge protects buyers from overpaying and helps sellers price their homes correctly from day one.
Do you work in Guelph, Paris or other nearby markets? Sometimes, depending on the situation. I am honest with clients when we move into markets where my local knowledge is thinner and I adjust my approach accordingly. If I am not the right fit for your specific situation I will tell you and connect you with someone who is.
What markets do you specialize in? Brantford, Cambridge and Kitchener-Waterloo are my core markets. I have lived in both Cambridge and Brantford, I hold open houses across all three cities regularly and I follow these markets closely every week.
What if I need to buy or sell in Toronto? Honestly, Toronto is a completely different market with its own pricing dynamics, condo rules and neighbourhood nuances. I started in real estate because I genuinely love these cities. Brantford surprised me when I moved here three years ago. Cambridge feels like home in a different way.
