Choosing the right REALTOR® can make or break your real estate experience. Whether you're buying your first home, selling an investment property, or downsizing for retirement, you deserve someone who actually shows up, follows through, and gets the job done. Unfortunately, not all agents are created equal — and if you’re seeing these red flags, it might be time to move on.

1. They’re Ghosting You

Communication is everything. If you’re constantly chasing your agent for updates, next steps, or answers to basic questions, that’s a major problem. Your agent should be proactive, responsive, and keeping you informed every step of the way. If they can’t manage their inbox, how are they managing your transaction?

2. They’re Not Listening

Are you touring homes that are nowhere near your budget, or getting marketing that doesn’t reflect your property? If your agent isn’t hearing what you want, they’re wasting your time. A good REALTOR® will listen first, advise second, and create a strategy that’s tailored to you.

3. They Lack Local Knowledge

Market expertise matters. If your agent can’t speak to average prices, school zones, neighbourhood vibes, or current offer strategies, how can they negotiate effectively? You want someone who knows your area like the back of their hand — not someone guessing their way through your biggest transaction.

4. They’re Not Showing Results

If your home’s been sitting on the market with no showings and zero feedback, it’s time to ask hard questions. Are they marketing properly? Are they pricing strategically? A listing without momentum is a red flag, and your agent should be accountable for the plan.
